What is the Liquidity Meter?
This is a tool that evaluates the liquidity coefficient of a property based on multiple parameters. It does not show the price, but gives an objective assessment of the property's potential — helping to understand how attractive it is for purchase, sale, or investment.
Key feature: The Liquidity Meter does not calculate the final cost, but it quickly and professionally reveals the strengths and weaknesses of a property. For a professional, this is critical information for determining the real final price.
Compare apartments in the same area or houses in the same village. Fast, visual, professional.
Check an apartment or house before buying or selling. Find out how much the property has "sagged" in terms of its parameters and adjust the price.
On the main page, select one of two types: Apartment or House.
A realtor had 3 apartments in one residential complex. The client asked to choose the most liquid one for investment. The realtor entered the data of each apartment into the Liquidity Meter. It turned out that an apartment with the same area and floor, but with a different type of windows and view, has a liquidity coefficient 35% higher.
Enter all 20–30 parameters that characterize the property: from transport accessibility to legal status. The more accurate the data, the more accurate the result.
The system instantly calculates the liquidity coefficient and shows the property class — from "Toxic" to "Invest-brilliant (AAA)".
The owner put the house up for sale at the price of his neighbors. But there were no sales for 4 months. He entered the parameters into the Liquidity Meter and saw: his house "sagged" by 25% compared to the ideal object due to the old roof and distance from the highway.
An agency was tasked with selecting 5 properties for an investor client. Employees entered data for each property into the Liquidity Meter. It turned out that 3 out of 5 properties have hidden disadvantages (legal encumbrances, low demand).
Comparison: use for objects in one area.
Pointwise analysis: study one object — it will show how much the object has "sagged" relative to the ideal.
The Liquidity Meter EURO works on a corporate subscription system. You make a request for a subscription and pay for it. After payment, you receive a login and password for full access. After the paid subscription period ends, your login and password stop working for full access.
For real estate agencies, a corporate subscription gives the right to use the Liquidity Meter EURO for any employees they deem appropriate. This way, all real estate agents in an agency can use it.
Any independent realtor can also purchase a subscription.
Important: The Liquidity Meter is a local tool.
Compare properties only in one area — the closer the geolocation of objects, the higher the accuracy of the assessment. In large cities (over 100,000 people), properties in different areas may have different estimated values even with the same coefficients.
Pointwise analysis without comparison
If you don't need to compare properties, but want to study one — just enter its data. The Liquidity Meter will show how much it differs from the ideal object with the same parameters. This will allow you to objectively understand the liquidity of your property.
The Liquidity Meter does not give the final price,
but it "reveals the cards" of the property — shows its strengths and weaknesses. This is critical information for making the right financial decision.
